"At worst, we will be slowly plateauing to a normal market."
The year 2021 saw massive rises in prices on residential and commercial real estate as out-of-state buyers rushed to Florida. But as the new year comes, wonder remains how long the rush will last— and how it will ultimately end.
Ben Bakker, a Realtor at Michael Saunders & Company and 2022 president of the Realtor Association of Sarasota and Manatee’s Commercial Real Estate Alliance, doesn’t expect the market to slow down soon. “We will still see a relatively strong 2022,” he says. “The multiple factors created this fortunate and positive perfect storm for the commercial and residential market, and we still haven’t finished going through those.”
Early 2021 saw a migration of investment from around the country as people and businesses relocated to Florida. While Bakker expects that to slow down, it will likely be replaced with international activity as borders reopen to travel. Many will choose to move to Florida, and more will choose to invest in property here.
“It will keep momentum really solid,” he predicts. “At worst, we will be slowly plateauing to a normal market.”
The endgame of this rush may preoccupy the thoughts of those who recall the housing burst at the start of the Great Recession in 2008. The last couple months, RASM reported a reduction in number of closings as prices rose. Will this boom end in a crash as well? Bakker doesn’t see that happening.
“From my own personal experience day-to-day with an influx of phone calls, I just don’t foresee it slowing down much anytime soon,” he says. “We are just dealing with a real supply and demand issue. There is not enough inventory to satisfy what the buyers are needing, and we can’t build fast enough thanks to lingering supply chain issues.”
Should material supply and property inventory become ample again, prices will likely stop escalating so rapidly. But neither will they collapse.
Another concern, particularly as businesses consider locating in the region, may be an affordable housing problem. But on that front, Bakker believes the region doesn’t face any greater challenge than other markets in the country.
“America in general has an affordable housing problem overall,” he said. “It’s not just local. In all four corners of the country, we’re dealing with this problem. We need workforce affordable housing at affordable rates and with an affordable inventory just as much as any place in America.”
Locally, RASM has actively involved itself in seeking solutions. Bakker also feels hopeful that Gov. Ron DeSantis in his proposed budget sets aside funding to address the challenge, and that last year the state for the first time in years left a Sadowski Trust Fund intended to supplement affordable housing in place. The Legislature in the past has swept the fund to offset various budget crises from loss in tax revenue during the recession to funding hurricane recovery or implementing school safety measures.
“To me it’s a no-brainer. Let’s keep the Sadowski fund intact year after year,” he said. “Just keep your hands off of it for five years. We really don’t know how successful it can be because no one has left it alone long enough to see what it can do.”

The Van Wezel Performing Arts Hall is enhancing security protocol with the installation of new touch-free scanners from Evolv Technology. Evolv Technology is a leader in security screening and has secured some of the world’s most iconic venues and businesses. The mission of Evolv Technology is to provide a better experience and greater security for patrons. Sarasota City Commissioners approved spending for the scanners to be installed in December. The expenditure has been paid with grant money received by the Van Wezel Performing Arts Hall. The Evolv system is touch-free and uses powerful sensor technology with artificial intelligence. The technology enables guests to walk through without having to remove items from their pockets or bags. The Executive Director of the Van Wezel Performing Arts Hall, Mary Bensel, believes the added security will give our patrons peace of mind. “I think it’s necessary in today’s day that we try to do everything we can to make this a safe environment for everyone,” Bensel said. The walk-through scanners have been installed in both the Main Lobby and Bayside entrances to the Hall.
The Split Rock Jumping Tour (SRJT) kicks off with the inaugural Sarasota International CSI2* from January 26 to 30, 2022. The deadline has been extended with entries now due by January 14, 2022 online. Split Rock heads south to the Sunshine State for the first time to showcase all levels of jumper competition at the beautiful 225-acre private facility of TerraNova Equestrian Center. Classes begin at 0.75m and range up through 1.45m to include non-pro divisions for Child/Adult and Junior/Amateur as well as young horse classes for 5, 6, and 7-year-old horses. Highlights will include a $5,000 1.25m Mini Prix, $20,000 1.35m National Prix, and the $100,000 1.45m Grand Prix CSI2*. Florida's newest equestrian competition venue, TerraNova Equestrian Center offers a relaxed and friendly atmosphere, six state-of-the-art arenas, and an old-Florida setting close to top-notch restaurants and award-winning beaches. The Split Rock Jumping Tour looks forward to kicking off the 2022 competition year in Sarasota.
The Suncoast Fab Lab's 7th Annual RC Car Competition returns this April. Get your teammates ready to customize a remote control car and build skills using 3D printers, laser cutters and more. Battle on two unique race courses andc compete in a design competition for prizes and other awesome awards. Registration is $100 per team. Each team can be comprised of 2-4 team members from K-12. Registration includes remote control car and accessories ($80 value), 8 weeks of hands-on workshops and materials to customize your car leading up to race day and two months of Fab Lab membership for all team members ($70 value per person). After attending Ringling College in the late 60s, Zeck made a name for himself illustrating the horror stories of Charlton Comics before turning his talents in both illustration and storytelling into one of the most successful careers of The Bronze Age of comic books. His talents served him well for both Marvel and DC. Zeck is credited with creating the alternative black costume for Spider-Man that would eventually become the character Venom, and his work on Kraven’s Last Hunt is considered one of the best stories in the Spider-Man canon. In the DC universe, he helped modernize Batman into the flawed and dark knight he would become in the modern era. With “POW!,” Ringling College Galleries has compiled the best of The Costas Collection, featuring over 60 original illustrations of Zeck’s most iconic storylines and covers. This exhibition will be on view from October 18, 2021 – March 25, 2022. In-person viewings are free and open to the public Monday-Friday, 9am-3pm at The Lois and David Stulberg Gallery is located inside the Richard and Barbara Basch Visual Arts Center on campus at Ringling College of Art and Design at 1188 Dr. Martin Luther King Jr. Way.
Dancer/choreographer Rhodnie Désir journeyed to Haiti, U.S.A., Brazil, Martinique, Canada, and Mexico to expand her knowledge of her own ancestors as well as other peoples of the African diaspora. As part of her research, she explored the dances and rhythms that enslaved people produced, understanding these dances as a means of surviving enslavement, evading cultural genocide, and cultivating strategies that would lead to liberty and emancipation. Désir’s video installation and inaugural exhibition Conversations investigates how these dances continue to thrive, evolve, and transform the world today, running from November 14, 2021 through February 6, 2022. At the heart of the exhibition are conversations: those that helped Désir commemorate and spotlight Black culture from a rich understanding of the past and those that still need to take place in order to distribute and circulate that knowledge. Examining the practice of dance among enslaved people and their descendants, Désir sees movement as a tactic of survival. In her video work, Désir documents her journey along with the many encounters she had with the people she deems “memory keepers.”

Journeys of Identity in Poetry & Music With Hermitage Fellows Chet'la Sebree and Wang Lu will take place on Friday, January 7 at 5pm at The Hermitage Beach (Manasota Key), 6660 Manasota Key Road, Englewood. A colorful character who was not only ahead of her time but helped to define it, Peggy Guggenheim was an heiress to her family fortune who became a central figure in the modern art movement. As she moved through the cultural upheaval of the 20th century, she collected not only art but also artists. Her colorful personal history included such figures as Samuel Beckett, Max Ernst, Jackson Pollock, Alexander Calder, Marcel Duchamp as well as countless others. A collector of art and artists, Peggy Guggenheim fought through personal tragedy to build one of the world’s most important collections of modern art, now enshrined in her famous Venetian Palazzo. The film is a compendium of famous 20th century painting and sculpture mixed with the wild and iconoclastic life of one of the most powerful women in the history of the art world. Art Addict will show on January 7 at 6:30pm at the Historic Asolo Theater.
